Also review the available discounts and penalty settlement arrangements provided by legislation. <\/p><p>Begin collecting the necessary documentation early, as issuing the Electronic Building Identity is a process that requires time and technical verification.<\/p><p>What are the new deadlines?<br>According to the latest amendment from the Ministry of Environment:<\/p><p>Electronic Building Identity (Category 1): until February 1, 2028<\/p><p>Legalization of unauthorized constructions (pre-2011): until March 31, 2028<\/p><p>Until when can I legalize an unauthorized construction built before 2011?<br>The deadline for legalizing unauthorized constructions or changes of use carried out before July 2011 has officially been extended until March 31, 2028.<br><br><\/p><p>\u26a0\ufe0f Attention:<br>The extension applies only to unauthorized constructions in Categories 1, 2, 3, and 4, meaning violations before 2011 with minor or moderate deviations from the building permit.<\/p><p>It is also noted that for unauthorized constructions built before 1983, the existence of a building permit is not a mandatory requirement.<\/p><p>What steps should property owners follow?<br>Owners should immediately contact a civil engineer to carry out the following steps:<\/p><p>Verification of the property\u2019s legal status<\/p><p>Comparison of approved architectural plans with the actual condition<\/p><p>Classification of the violation (Categories 1\u20134) and calculation of the fine<\/p><p>Submission of the unauthorized construction declaration through the Technical Chamber of Greece (TEE) system<\/p><p>Payment of the application fee and fine (either in full or in installments)<\/p><p>Final legalization and update of the Electronic Building Identity<\/p><p>For older properties where the file is not available at the Urban Planning Authority, a new topographic survey or structural assessment by a specialized engineer may be required.<\/p><p>Is there a risk of penalties if the new deadlines are missed?<br>Yes. Failure to comply after the new deadlines expire results in heavy fines, which may reach up to 10% of the property\u2019s objective (tax) value. <\/p><p>The sanctions apply to both private and public buildings, while the absence of an Electronic Building Identity makes any type of property transfer impossible, including sale, donation, or parental transfer.<\/p><p>What documents are required for the Electronic Building Identity?<br>Among others, the following are required:<\/p><p>Building permit document and any revisions<\/p><p>Accompanying architectural plans and accessibility study for persons with disabilities (where required)<\/p><p>Energy Performance Certificate (EPC)<\/p><p>Construction Inspection Certificate (if available)<\/p><p>Declarations of inclusion in laws suspending penalties<\/p><p>Floor plans reflecting the actual condition of the property<\/p><p>Structural vulnerability report or structural assessment technical report<\/p><p>Co-ownership share table and expense allocation study (where applicable)<\/p><p>If the building permit file has been lost, a certificate of loss from the competent Building Authority must be submitted.<\/p><p>Conclusion<br>The extension represents a final opportunity for property owners to regularize their properties without severe penalties.
