
{"id":4699,"date":"2026-05-11T15:11:24","date_gmt":"2026-05-11T12:11:24","guid":{"rendered":"https:\/\/domima-axd.com\/news\/how-energy-efficiency-impacts-property-prices-in-greeces-housing-market\/"},"modified":"2026-05-11T15:15:08","modified_gmt":"2026-05-11T12:15:08","slug":"how-energy-efficiency-impacts-property-prices-in-greeces-housing-market","status":"publish","type":"post","link":"https:\/\/domima-axd.com\/en\/news\/how-energy-efficiency-impacts-property-prices-in-greeces-housing-market\/","title":{"rendered":"How Energy Efficiency Impacts Property Prices in Greece\u2019s Housing Market"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><strong>The age of a property, along with its energy efficiency rating, are two of the most decisive factors in determining its value.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">How energy efficiency ratings affected average asking prices for residential sales and rentals in 2025, <strong>according to Spitogatos research<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Homes with high energy efficiency ratings (A+, A, B+, B) are more expensive across all areas of Attica and Thessaloniki<\/p>\n\n<p class=\"wp-block-paragraph\">compared to properties classified in medium (C, D, E)<\/p>\n\n<p class=\"wp-block-paragraph\">or low energy categories (F, G).<\/p>\n\n<p class=\"wp-block-paragraph\">In Attica, the asking sale prices of homes with high energy efficiency ratings (A+, A, B+, B) are approximately 50% higher than comparable homes with medium energy ratings (C, D, E).<\/p>\n\n<p class=\"wp-block-paragraph\"> In the same region, properties for sale with high energy ratings are priced at nearly double the value of homes with low energy efficiency ratings (F, G).<\/p>\n\n<p class=\"wp-block-paragraph\">In Thessaloniki, significant price differences are recorded in the suburbs, where the average asking sale price of homes with high energy ratings (A+, A, B+, B) is 55% higher compared to homes with medium energy ratings (C, D, E),<\/p>\n\n<p class=\"wp-block-paragraph\">and approximately double compared to homes with low energy ratings (F, G).<\/p>\n\n<p class=\"wp-block-paragraph\">Within the Municipality of Thessaloniki, the differences in average asking sale prices between homes of high, medium, and low energy classes appear to be more limited.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>When examining average asking rental prices in relation to energy efficiency, research showed that rental properties with high energy ratings consistently command higher average asking rents across all areas.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Further developments in the sector are expected in the coming weeks due to the incorporation of the European Energy Performance of Buildings Directive (EPBD \u2013 2024\/1275) into national legislation, which must be completed by May 2026.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Directive sets targets for residential buildings to reduce primary energy consumption by 16% by 2030 and by 20\u201322% by 2035, with particular emphasis on renovating the 43% of buildings with the poorest energy performance.<\/p>\n\n<p class=\"wp-block-paragraph\">Additionally, the Directive introduces a series of requirements, including the obligation for all new residential and non-residential buildings to achieve zero fossil-fuel emissions \u2014 effective from January 1, 2028 for public buildings and from January 1, 2030 for all other new buildings \u2014 with certain exemptions allowed.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Structure of new energy-saving programs for buildings <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>-Financial and technical support measures are planned to facilitate compliance with the Directive.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>-The \u201cExoikonomo\u201d programs are considered the main mechanism for implementing European energy-efficiency goals in practice.<br\/><\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">A new \u201cExoikonomo\u201d program is expected to be announced by the end of 2026.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The age of a property, along with its energy efficiency rating, are two of the most decisive factors in determining its value.
